You tell us what you have in mind by phone, by WhatsApp or through the form. If it is a good fit, we come and see the house or the plot at no cost and with no obligation. From what we see there we prepare an itemised quote, and from then on it is your decision. We do not give figures without a visit: every house is different and a number plucked out of the air is no use to anyone.

It depends on the scope. Work that touches the structure, the façade or the volume needs a major works licence, with plans signed by a qualified technician. Interior changes that affect none of that are usually handled with a responsible declaration or a minor works licence. We take care of the paperwork and of coordinating the technician who signs the project, so you do not have to go to the town hall yourself.

It is the town hall's distinction, not ours. Major works affect the structure, the volume or the façade, and need a technical project and a licence. Minor works are jobs that touch none of that. When we look at your case we tell you which one it falls under before anything starts, because it changes the paperwork and the waiting times.

For major works you do need a technician to sign the project and the site supervision; that is a legal requirement, not an option. We work with local architects and quantity surveyors and we coordinate that relationship ourselves, so you deal with a single point of contact. If you already come with your own technician or with the plans done, we will carry out the work just the same.

We do. You deal with one person, and that person is the one running the site, not a salesperson. We coordinate the trades between ourselves: you do not have to referee between the plumber and the tiler, or ring anyone yourself to get them to turn up.

In a renovation things do come up: pipework in worse condition than it looked, damp that was already there, something that appears when a wall is opened. When it happens we tell you as soon as we see it, we explain the options and we price it in writing. Nothing is carried out or invoiced until you approve it.

Every item with its measurement, the specific materials with make and model, the timings by phase and the payment schedule. Anything not in the quote is not invoiced without your written approval beforehand. And it is handed over before we start, not as we go along.

The ones set out in the Spanish building act (Ley de Ordenación de la Edificación): one year for finishing defects, three years for defects affecting habitability and ten years for structural damage. On top of that come the manufacturers' own guarantees on materials and appliances. And, quite apart from the law, if something fails on a job of ours we come back and look at it.

That is a good part of what we do. We send you photo updates of how the work is coming along, we deal with you in Spanish, English or Dutch and you can follow the whole job without travelling. Decisions that need your sign-off we group together so as not to bother you every day.

Moraira and Teulada are our base, and we work within a radius of around 30 km: Benissa, Benitachell, Jávea, Dénia, Calpe, Altea and Gata de Gorgos. Beyond that radius we look at it depending on the size of the job.
